Deadline exposure: The signed contract commits to completion by 15 March (Contract.pdf p.42 — 14.1 Key Dates). Variation 003 extended this to 30 June (VAR-003.pdf p.2 — 2.1). But the LD schedule still penalises from 16 March at $45,000/day (Contract.pdf p.58 — Schedule 8). The variation didn't update the LD clause.

Coverage gap: Professional indemnity insurance expires 28 February (Insurance_Certificate.pdf p.1 — Period of Cover) — the contract requires continuous coverage until final completion (Contract.pdf p.31 — 11.3 Insurance). Works may be uninsured for 4 months.

Scope conflict: The fee proposal includes dynamic modelling and load studies (Proposal.pdf p.8 — 3.2 Scope), but the signed agreement explicitly excludes all dynamic modelling (Agreement.pdf p.4 — Schedule 1 Exclusions). The client may expect deliverables that aren't contractually owed.
